Homeownership
Please read the Homeownership Application Update below as there have been changes to our application period for this year.

We build and renovate simple, decent, energy-efficient 2, 3, and 4-bedroom homes. These homes are then sold at no profit to our partner families, with a 30-year fixed rate mortgage which is no greater than 30% of their income at closing.
​
These mortgage payments are contributed back into our building program, which helps create more homeownership opportunities for deserving families in the South Hampton Roads community.

Home Repairs
We assist low-income and disabled homeowners with much needed home repairs to make their homes warm, safe and dry. We also address repairs that are a potential health risk to the home's residents.
​
If you are seeking assistance for critical home repairs such as needing a new roof, assistance with your HVAC, plumbing, or electrical systems, you may qualify for one of our programs.

Please note that the Household Income must be less than $65,000
Homeownership Application Update
Habitat for Humanity of South Hampton Roads' Board of Directors made the difficult decision to postpone our annual homeowner open application season which was scheduled to start on May 1st. This decision provides time to acquire land for the 2025/2026 build season. As a result, we cannot and should not select families for the upcoming year if we do not have land to build their future homes. The next homeowner application period will be announced by social media, website, newsletter, and press release. If you know anyone with good buildable land for sale, please email info@shrhabitat.org.
Our home repair program is not impacted. Therefore, South Hampton Roads low-income homeowners in need of critical home repairs can email homerepairs@shrhabitat.org to determine if they qualify for this program.
Homeownership
We select our partner families through an application process. Each applicant’s personal financial situation, income, and monthly budget is carefully reviewed and evaluated in order to determine ability to make an affordable mortgage payment every month.

The applicant must earn a steady household income to cover mortgage, insurance, taxes, and living expenses, as well as have a satisfactory credit report. All judgments must be paid in full. Families may not apply within (2) years of the discharge date on bankruptcy and within (5) years of foreclosure or deed in lieu of foreclosure.
​Qualifications
Applicants must currently be living in inadequate housing. Examples of inadequate housing include unsafe structure, poor sanitation (excluding self-imposed unsanitary conditions), overcrowding, inaccessibility, and unaffordability (defined as housing payments exceeding 30% of gross income). This may also include living in an unsafe neighborhood.

Home Repairs
SHR Habitat Critical Home Repair uses grant funding from local cities, as well as funds from foundations and private donors to complete critical home repairs in the South Hampton Roads area. Please carefully read all qualifications for a repair project, including homeowner’s insurance, proof of income, and environmental limitations.

Please note we can not make the following repairs:

Strictly cosmetic issues, such as interior paint not tied to an approved repair, or replacing kitchen cabinets

Repairs to decks, not a part of main entrance to home

Landscaping to include fences, and driveways

Major fire or water damage to home

Mold, asbestos, and lead mitigation

Bathroom Remodels

Foundation Repairs - ​If you have any of the following issues, you likely need foundation work and we are not likely to be able to assist you:

Doors Out of Square and Uneven Floors

Qualifications

The applicant must have demonstrated need for a repair that will return the home to “Warm, Safe, and Dry” condition.

Habitat for Heroes
Habitat for Humanity of South Hampton Roads (Habitat SHR) is committed to providing all families with an opportunity to share in the American Dream of home ownership – especially local Veterans. Many of these families are unable to obtain conventional home financing as they cannot afford the costs associated with traditional home mortgages.
Habitat SHR addresses this need by selling low cost housing with affordable mortgage payments to low/ moderately-low income families. Through our Habitat for Heroes program, HabitatSHR is constantly seeking a qualified veteran family to work together toward the goal of home ownership.
